Roof and Gutter Cleaning: What's Actually Included

Most people ring up asking for "a roof and gutter clean" with one job in mind, then get quoted for something else entirely. One company arrives, clears the gutters and is gone in an hour. Another turns up with a pressure washer and spends most of the day on the roof itself.

Both are legitimate services. They are not the same job, they solve different problems, and they carry very different price tags.

If you are comparing quotes around Hobart, knowing where the line sits between the two saves you money and stops you paying for work your house does not actually need. Here is what each part covers, and what should appear on a proper quote.

Roof cleaning and gutter cleaning are different jobs

Gutter cleaning is a drainage job. The point is to get water off your roof and away from the building, so the work is about clearing everything that blocks that path.

Roof cleaning is mostly a surface job. The point is removing moss, lichen, algae and general grime from the roof covering, which is partly about appearance and partly about stopping growth that holds moisture against the material.

A property can badly need one and not the other. A shaded, south-facing roof in West Hobart or Fern Tree can be furred with lichen while the gutters run perfectly well, and a north-facing roof under a stand of gums can look spotless with gutters packed solid.

What a gutter clean includes

At minimum, a thorough gutter clean should cover:

Every accessible eaves gutter cleared of leaves, bark, twigs, silt and wet sludge
Downpipes checked and cleared so water actually leaves the system
Roof valleys cleared, since valleys collect more debris than the gutters themselves
All debris removed from site, not tipped into the garden bed or left in a pile on the roof
A visual check of the gutter line for rust, sagging brackets, split joints and loose fixings

Valleys and downpipes are the two items most often skipped, and they are the two that matter most. A perfectly clear gutter feeding a blocked downpipe still overflows in the first decent downpour. It is worth knowing that roof drainage is a designed system, not a rough guess. Gutter and downpipe sizing for Australian homes is set out in AS/NZS 3500.3, the stormwater drainage standard referenced by the National Construction Code. Once debris takes up part of that capacity, the system is operating outside what it was sized for, which is why a half-full gutter can overflow long before it looks full from the ground.

What a roof clean includes

A roof clean is about the covering itself. Depending on the property, the scope usually includes:

Removing moss, lichen and algae growth from the roof surface
Washing off accumulated dirt, dust and organic staining
Treating the surface so regrowth is slowed rather than returning within months
Clearing debris caught behind ridge caps, around penetrations and in valleys

The method matters more than most quotes let on. High-pressure washing shifts surface growth quickly, but on older tiles and ageing coatings it can force water under laps, strip protective surface layers and crack brittle tiles. Soft washing uses low pressure and a cleaning solution to break growth down instead, which is slower but far gentler on an older Hobart roof.

Roof material drives the approach as well. Terracotta and concrete tiles behave differently to steel, and a Colorbond roof has a factory-applied coating that will not thank you for aggressive treatment. The extras that often get bundled in

Because the crew is already on site with access equipment, a few adjacent jobs are commonly offered alongside:

Solar panel cleaning. Dust, pollen and bird mess reduce how much light reaches the cells, and panels sit right in the debris path.
Gutter guard installation. Fitting mesh straight after a clean means the gutters are empty when the guard goes on, which is the only sensible order.
Minor gutter repairs. Re-securing loose brackets, resealing a split joint or refitting a downpipe while access is already set up.
Bird and pest proofing. Blocking the gaps behind the gutter line and under the eaves where birds nest.
Rainwater tank checks. Relevant on rural blocks in the Huon and Coal Valley, where roof debris ends up in the tank that supplies the house.

None of these are automatically part of a roof and gutter clean. If you want them, ask for them to be priced as separate line items so you can see what you are paying for.

What changes the scope on a Hobart property

Two houses on the same street can attract very different quotes. The things that move the number are:

Height and access. Single-storey with clear ground access is quickest. Steep sites in the foothills, split levels and multi-storey homes need more setup and more care.
Roof pitch and material. A steep tiled roof is slower and riskier to work than a low-pitch metal roof.
Tree cover. Gums drop leaves, bark and twigs all year rather than in one autumn burst, so heavily treed blocks accumulate debris faster and more continuously than a deciduous street.
Aspect and shade. Damp, shaded southern elevations grow lichen and moss readily in our climate. Sunny northern faces stay far cleaner.
How long since the last clean. Compacted, rotted-down sludge takes considerably longer to remove than a season of loose leaves.
Property type. Strata, commercial and managed rental work often needs photographic records and a written report, which is part of the job rather than an add-on.

The safety side, which is not optional

This is the part that gets glossed over, and it is the reason most people stop doing it themselves.

WorkSafe Tasmania is direct about it: portable ladders are among the least stable ways of working at height, and the most effective way to control the risk of a fall is to work from the ground or from a solid, stable structure instead. When a ladder is genuinely needed, it should be set on firm level ground at roughly one metre out for every four metres of height.

That guidance is written for workplaces, but the physics do not change on a Saturday morning. A wet Colorbond roof in a Hobart winter, on a slope, with moss on the southern side, is a legitimately dangerous place to be. It is a large part of why ground-based vacuum systems have taken over from climbing about with a bucket.

Anyone you engage should be fully insured for the work, and should be willing to say so before they start.

What should be on the quote

Cheap quotes are usually cheap because something has been left out. Before you accept one, check that it spells out:

Which service you are actually buying: gutters, roof, or both
Whether downpipes and roof valleys are included or priced separately
How debris will be removed and where it goes
The roof cleaning method, if a roof clean is included, and whether it is high pressure or soft wash
Whether a condition report or before and after photos are provided
Confirmation of public liability insurance
Any repairs found on the day and how they will be handled and priced

If two quotes are hundreds of dollars apart, the difference is nearly always in that list rather than in the hourly rate. Prices also move with property size, access and condition, so the only reliable number comes from someone looking at your roof.

One job worth doing before summer

If you only get to one of these before the weather turns, make it the gutters. The Tasmania Fire Service treats clearing flammable debris from gutters and roofs as basic property preparation, because embers landing in a gutter full of dry gum leaves are one of the ways houses are lost during ember attack, often well ahead of any fire front arriving.
